FEATURE FRIDAY!!! Buckle up...MARKET MONDAY!!! Mortgage rates spent August at the year’s highs, and demand has slowed a bit as a result. We’re seeing slightly fewer sales contracts each week, along with lower mortgage applications and credit checks. Heading into the September 16 Feds meeting, indicators show the odds of a hike are essentially zero. Rates remain elevated largely on inflation fears, with bonds under pressure from war-driven energy prices, tariffs, and unchecked government spending. A substantial slowdown in the labor market would ease some of that inflationary pressure and potentially bring rates down. Unemployment fell to 4.1%, but only because the labor force shrank, not because hiring picked up; it’s a low-hire, low-fire economy at the moment. Job creation in San Francisco is fueling demand there, while sluggish hiring elsewhere in the region means less. When companies aren’t hiring, fewer people relocate for work, and that’s a limiter for home sales. Beyond rates and jobs, wealth is a third driver of housing demand. The S&P 500 is up 19% over the past year, and business profitability remains high, helping the luxury real estate market. JUST ARRIVED!!! Expanded an...FEATURE FRIDAY!!! We often talk about what’s new in the area. New restaurants, new parks, new construction, new stores. This week, let’s take a look at a historic Danville building, Grange Hall. The original Danville Grange was established on October 1, 1873, as the 85th Grange chartered in California. Its 30 charter members included 20 men and 10 women, uncommon at a time when many fraternal organizations were segregated by gender. Its first hall was built in 1874 at 233 Front Street and gave local farmers a place to share agricultural techniques, discuss current events, market crops, and build community. For 40 years, it was the largest meeting room in the valley, hosting meetings, speeches, plays, parties, church services, and dances. Nearby Grange Park was a site for picnics and harvest feasts. In 1953, Danville Grange No. 85 dedicated a purpose-built facility at 743 Diablo Road, where it remains today. The move left its distinctive double-decker Front Street hall available to eventually become the Village Theatre and Art Gallery.
