MARKET MONDAY!!! The 30-year fixed mortgage rate finished the week at 7.43%, after rising about 50 basis points in just two weeks. Since the end of February, mortgage rates have moved nearly 150 basis points higher, creating a significant shift in affordability. That change is now showing up in buyer demand. Overall, pending sales over the last four weeks are running 4% below last year. The weakness is concentrated at the lower price points. With the S&P 500 up nearly 16% from a year ago, the wealth effect is keeping the luxury segment ahead of 2025. Overall, the market is not frozen, but it is adjusting. Higher mortgage rates are slowing demand, inventory is building, cancellations are rising, and sellers are facing more price sensitivity. For sellers, this is not the moment to be aspirational with pricing. The right home, in the right neighborhood, priced correctly, can still move, but strategy matters more now than it did earlier this year. MARKET MONDAY!!! The 30-year fixed mortgage rate has moved above 7%, after being in the high-6% range the previous week. The higher borrowing costs come as the East Bay housing market has already shown signs of slowing. The Bay East Association of Realtors reported that single-family home prices fell for the third consecutive month in August. Pending sales also declined significantly from a year earlier, while the median price for an East Bay single-family home fell to $1,117,000 in August. Buyers may have more room to negotiate as increased rates often result in less competition. And as Realtors like to say, marry the house, date the rate.
